Why a national algorithm can’t understand specific 30A or Destin pricing nuances.

There is a version of the future that tech companies would very much like you to believe in: one where algorithms know more about your home than any human agent ever could. They process millions of data points, they never sleep, and they don’t charge a commission. What’s not to like?

Here’s what’s not to like: they have never driven down County Road 30A in October when the crowds thin out and the prices shift. They don’t know that a particular stretch of Okaloosa Island has been rezoned and that short-term rentals are now restricted. They can’t tell you why a home in Navarre with an ocean view but a difficult HOA has sat on the market for 90 days when the comparable two streets over sold in a week.
